Completed in 2013, the five level commercial office building constructed over 2 levels of basement carpark provided 6,761 sq metres of premium A Grade office accommodation.

Following a brief from the Commonwealth of Australia and successful tender submission, the project was an integrated fitout design with The Australian Taxation Office occupying 4 levels plus the lower basement, and ground floor leased to ANZ Commercial Banking Division, Red Cross Donor Centre and a café. The building was designed to incorporate a range of sustainable building principles and achieved a 5.5 Star NABERS Rating and 5 Star Green Star Rating.

The initiatives incorporated in the design to enhance energy efficiency and minimise greenhouse gas emissions included an energy efficient HVAC system, energy efficient lighting design and control system, Building Management Control System and waste stream management.

Occupying a prominent high profile corner location on Wollongong Mall, the building was originally constructed in the 1960’s as banking chambers and continues today to provide banking services for the ANZ Bank as well as Defence Force Recruiting on the upper levels.

An extensive refurbishment program for the building was completed in 2015 and now features 281 sqm of retail space at ground level and 936 sqm of office accommodation across the mezzanine level and level 1 all with lift access. Two carpark levels provide secure tenant parking for 18 vehicles.

The challenge in 2015 was to maintain the main building structure and footprint however provide premium, energy efficient tenancy areas with an architecturally designed façade reflecting that of a new construction.

Triple One Crown is an adjoining tower to Lang’s Corner and in addition will provide Wollongong with premium style office accommodation featuring market leading end of trip facilities and top-status energy credentials.

Demolition of existing structures, with the existing late 19th or early 20th century façade of “Kembla Chambers”, 115-119 Crown Street, to be reconstructed as part of the project. Construction of a new 11-storey commercial office building with 9,587 sq metres of lettable space including ground level retail areas and basement parking for 178 vehicles and 65 Bicycles, with the design including a 2 to 3-storey podium, and a setback tower element.

Lois Lane, which runs between Kembla Chambers, 115-119 Crown Street and Simpson Place at the rear (to the west of Kembla Chambers), will be retained in the new development. At ground floor level, the development will also include a pedestrian link through to the Lang’s Corner building to the east.
